Closing costs

The fees paid at the end of a real-estate transaction — typically 2–5% of the loan.

Why it matters

Closing costs cover lender fees, title insurance, appraisal, escrow, government recording, and any prepaid taxes or insurance. On the Loan Estimate and Closing Disclosure they are itemized — the totals must match within tight tolerances by law.
